The Regency made the news last week and the headlines felt like hype and thus I&nbsp;did a little research to get to heart of the news.&nbsp;I pulled the Loudoun County tax records and BrightMLS closed sales on all 143 homes and ran the math.

A few things the coverage is missing:

<ul><li>Per homeowner math appears closer to $4M
once you include each owner&rsquo;s pro-rata share of the HOA&rsquo;s common acreage</li><li>Fairfax County Chantilly land sale approved last week also priced near $4M per acre, which validates the Regency pricing more than most headlines are acknowledge</li><li>Sales "freeze" in the community and decline in assessments for 2026, what is the long term outlook for the community in this condition?</li><li>Bigger issue is not just price, it&rsquo;s timeline, unknown buyer risk, and whether homeowners get stuck in a shrinking residential market if this drags on</li></ul>

Ashburn, Virgina-founded <a href="http://www.woofies.com/" target="_blank" rel="noopener nofollow">Woofie&rsquo;s</a>&reg;, the mobile pet service franchise known for its mobile pet grooming spa, dog walking and pet sitting services, will be featured in an <a href="https://www.woofies.com/about-us/military-makeover/" target="_blank" rel="noopener nofollow">upcoming episode of Military Makeover with Montel&reg; on April 2</a>. The episode will highlight the transformation of the home of U.S. Army Veteran Matthew Dawson, his family, and their cherished rescue dog in Lake Worth, Florida.
As part of the renovation and family support effort, <a href="https://ownawoofies.com/about/" target="_blank" rel="noopener nofollow">Woofie&rsquo;s Co-Founder and President, Amy Addington;</a>&nbsp;<a href="https://www.woofies.com/palm-beach-jupiter/" target="_blank" rel="noopener nofollow">Woofie&rsquo;s Palm Beach&ndash;Jupiter</a>&nbsp;Franchise Owner Lisa Werner Stoller, and <a href="https://www.woofies.com/east-louisville/" target="_blank" rel="noopener nofollow">Woofie&rsquo;s of East Louisville</a>&nbsp;Franchise Owner Michael LeMire (the first of several veteran-owned franchisees for the Woofie&rsquo;s brand) will&nbsp;treat the Dawson&rsquo;s family dog Luna, a 2-year-old German Shepherd-Husky mix from <a href="https://www.bdrr.org/" target="_blank" rel="noopener nofollow">Big Dog Ranch Rescue</a>, to a fresh groom in the Woofie&rsquo;s mobile pet spa as the home makeover takes place. Woofie&rsquo;s team members from across the brand&rsquo;s network of franchises also volunteered to assist with the home transformation.&nbsp;
Hosted by veteran and television personality Montel Williams, <a href="https://militarymakeover.tv/" target="_blank" rel="noopener nofollow">Military Makeover with Montel</a>&nbsp;brings together companies, nonprofits and volunteers to help transform the homes and lives of veterans and their families. Woofie&rsquo;s involvement reflects the company&rsquo;s ongoing commitment to supporting military families and the pets who are often central to their well-being.
Dawson served in the U.S. Army as an infantryman and rose to rank of sergeant before being medically retired. His service included deployments to Iraq from 2009 to 2010 and Afghanistan from 2011 to 2012, where he survived a grenade blast that resulted in shrapnel injuries and a traumatic brain injury. Today, Dawson continues to manage the lasting effects of his service while working as a foreman at a custom welding and fabrication shop and raising his family alongside his partner, Christina Jacome.
